Architectural Review

The point of this review is not to critique or change the interior organization of your custom home.

The sole purpose of the architectural review is to establish and maintain an attractive streetscape. This involves both subtle and obvious detailing that goes beyond the Design Guidelines. For instance, it's obvious that you cannot have houses using the same brick, the same color stucco, the same color roof tiles. But integrating varied homes and styles into an attractive streetscape requires professional experience and a practiced eye: that's why we have left the entire matter to an architect.

Design Guidelines

We encourage architectural diversity, and the 4,000 SF minimum is subject to variance provided the final quality of the buildout complements the upscale intent of this neighborhood. Spec Homes should appraise at over $160 psf, $650,000 to $800,000.

As a standard, all homes must use custom embellishments, including SDL windows on the street-visible elevations; brickmold on all windows; hardiplank soffits; deep cornice trim with crown or bracket detailing; carriage-door garage entry formats; true cedar mortise-tenon shutters; and integrated textures that accent with Cultured Stone, limestone, stucco, and full-brick detailing (for instance, tumbled edge brick).

Interiors must be minimum 10' ceilings down, 9' ceilings up; tiled bathrooms; granite countertops; poplar trim with 7.25" base down and 5.25" base up, 3.25" on windows and doorways. Primary entranceways must be full Mahogony with leaded-glass treatments, or the custom equivalent. All divided-light windows must be large pane format: no grid-between-the-glass (GBG); no fypon or similar exterior embellishments.
