Restrictions
PETS. The published CCRs allow for household pets, like small dogs and cats. On a provisional basis that has not yet been incorporated into these regulations, larger dogs are allowed on the condition that they are truly "household" pets that live inside the home. They are not allowed outside the home unless accompanied by an adult and under that adult's direct control. This means that a family cannot simply let their animals run free outside the house: adults cannot simply let the dogs into the backyard, and leave them in the backyard for the day while they leave the house for work, or other purposes.
FENCES. Privacy fences are not allowed in the subdivision. With roads deliberately designed to curve for greater curb appeal, rear yards typically have diagonal viewplanes. Privacy fences (or their equivalent) along the lot boundaries would carve the open landscape into a hodgepodge of bowling alleys. The only fences allowed are those mandated by code for pool safety, and they must be closed-rail powder coated aluminum fencing. This kind of open rail fencing doesn't force itself intrusively onto the landscape.
Play areas for children can be fenced on a temporary basis until all the children within the household are eight years or older, so long as they do not encompass more than approximately one-third of the backyard. Similar but smaller play areas can be fenced for pets. And as a general rule, all backyard improvements like swing sets and pools must stay within the building envelope. Again, we want to preserve everyone's shared enjoyment of the open land. |
